About the project

We have recently launched our new ‘Fairer Westminster’ Strategy, and are committed to delivering genuinely affordable homes.

We are seeking to increase the number of affordable homes and have submitted a Section 73 planning application to convert the 41 Market Sale homes to a mixture of social and intermediate rent.

The development will therefore become a 100% affordable scheme.

The scheme will provide:

  • 65 new affordable homes
  • private amenity space, either a balcony or private garden for each new home
  • improved green space for the wider community
  • 121 new cycle spaces

Project status

In March 2021 we were granted planning permission to deliver 65 new homes on the site of the former Westmead Care Home. We have now submitted a Section 73 planning application to the Local Planning Authority to change the type of homes intended to be built. The original design of the scheme will remain the same.

Main construction work begun on Friday 8 March 2024 and the scheme is scheduled for completion in Autumn 2025.

Construction Management Plan

Before our contractor starts work on the site, we implement our Code of Construction Practice to control the impact from construction activities. As part of this process, we have submitted a Construction Management Plan which sets out how we plan to control and minimise impacts on residents, businesses and other stakeholders. This includes careful management of working hours, noise, traffic access and waste management.

We welcome your feedback on this plan and the potential impacts.  You can email us at [email protected]

The site operating hours are between 8am to 6pm Monday to Friday and between 8am to 1pm on Saturdays, when needed. No works will be carried out on Sundays or bank holidays.
