Luxborough Street development

About the project

The council has been granted planning permission to build new affordable homes and a community space in Luxborough Street in Marylebone ward.

This project will deliver:

  • 7 council homes for social rent
  • 7 home for intermediate rent
  • a mix of 1 and 2-bedroom homes, offered to local people first through a Local Lettings Plan
  • landscaping improvements to Luxborough Tower Gardens
  • a flexible space for community use

Project status

Construction has commenced with our delivery partner, Wates. The works currently underway is laying foundations for the new building. The landscaping improvements in Luxborough Tower Gardens are continuing and expected to complete in the coming months. The project is due for completion in summer 2024.

Construction updates

Working hours are limited to 8am to 6pm on weekdays and 8am to 1pm on Saturdays.

Minor Material Amendment at Luxborough Street

Westminster has launched its new ‘Fairer Westminster’ Strategy in which we have stated our commitment to delivering genuinely affordable homes.

With over 4000 families and individuals on the housing waiting list, it is crucial that more council homes for social rent are built to meet this demand. At Luxborough Street, we are looking to increase the number of affordable homes being delivered.

We have submitted a minor material amendment which outlines our intention to convert 7 of the new units to social rent tenure, with 7 units remaining intermediate rent. This will directly benefit residents in housing need through a local lettings scheme and will enable people with a local connection to rent affordably in Westminster.
