Work Element Description of Works
Condition Survey The Service Provider is to acquaint themselves with the various condition surveys carried out to date on behalf of WCC and satisfy themselves that the contents provide all information necessary in order to inform and identify the full scope of works required. Should additional surveys be required the Service Provider is to identify these within their Project Execution Plan, together with estimated costs. A pre start condition survey must be carried out within all areas likely to be affected, which shall contain written and photographic evidence of the existing conditions. The Service Provider is to identify any areas of concern that may result in additional works being necessary, together with proposed remedial recommendations, within the scope of works. The condition survey is to be agreed with WCC and upon conclusion of the works the Service Provider is to ensure the condition of any areas affected by the works are handed over to WCC in no worse a condition than at pre-commencement stage.
Access Required Scaffold access required for window renewal works and external brickwork/pointing repairs. The Service Provider’s proposal is to provide detail on full-proposed method of access. Generally, current maintenance access is via existing plantroom doors, hatches and the like. The Service Provider will need to acquaint themselves with the access arrangements available and provide block-specific proposals to facilitate the works necessary. It is anticipated that these proposals will be optimised to provide the best value-for-money project-wide access proposals. Access will also be required into the residents’ properties to undertake a number of the works elements described.All access proposals are to be identified and fully costed by the Service Provider within their PEP. Should there be any reason that specific access arrangements cannot be fully evaluated and costed for then the Service Provider should identify these together with a defined Provisional allowance within their PEP for each specific item/ area.
Replacement of the existing uPVC glazed screens to front facade Replacement of all existing uPVC FEDs, windows and associated screens with suitable products to provide a minimum of 30 minutes fire protection to the escape routes (infill panels to minimum 1100mm) and restrict the potential for external surface spread of flame, in line with the requirements of Approved Document B, Volume 2, Buildings Other Than Dwelling Houses.
Replacement of plastic trunking Replacement of the existing plastic trunking with white powder coated, galvanised metal box trunking.
Maintaining the existing building services Maintain the building services systems during the duration of the contract. Existing cables are routed across the existing windows which are to be replaced.
Associated Fire Safety Works Carry out all fire stopping associated with the works. All fire stopping works must be undertaken by a third party certified company who has been certified by an ‘industry-recognised’ body. Ensure The Works are fully compliant with current building regulation requirements.
Environmental works Each property is to have a Nuaire humidistat Cyfan fan installed in to both the kitchen and the bathroom.The contractor’s approved ventilation installer is required to undertake a survey in each property ahead of installing ventilation equipment to confirm suitability of property and any existing extract fans. Design and flue runs to be designed as per part of the SP’s survey – properties require differing routes and extract fan locations so cannot have a blanket design.
Asbestos Management Comply with all statutory and regulatory requirements with respect to Asbestos. An R&D survey has been undertaken to the areas of work affected by the heating works currently on-site, which should also cover the areas affected by this project. As the design develops there maybe areas of work which are not covered by this survey. If further R&D surveys are required, the contractor shall notify the client so further surveys can be undertaken. The contractor shall ensure that an asbestos R&D survey is carried out prior to any works being undertaken.
Other Potentially Hazardous Circumstances In addition to asbestos management (as noted above), there may be other potentially hazardous circumstances that the Service Provider will need to address. Other hazards that may be present or that need considering include but are not limited to: Lead Paint, Dust, Ventilation of Solvents and Fumes, Noise and other Hazardous Substances.The service provider is not expected to come into contact with lead paint or any other hazardous materials/ circumstances during this works but should this be the case the service provider is to highlight the issue for WCC to investigate. Should an issue arise the service provider is to recommend additional measures that may be deemed necessary to prevent re-contamination.
H&S File O&M Manual This building does not currently have a H&S file. Create/provide a new Health and Safety File and Operating & Maintenance manuals for the building and also for all systems associated with The Works. The file shall be in accordance with and as detailed within the Term Partnering Contract. This is to include but is not limited to;A detailed future Planned Preventative Maintenance (PPM) programme/ regime associated with The Works;As-built drawings, specifications, schematics, schedules etc.Manufacturers details, guarantees and warranties (as applicable)Details of risks and hazardous materials not eliminated through designSite Investigation ReportsStatutory authority consents and approvals
