What has been built

We have built 112 new affordable homes at 300 Harrow Road.  The scheme provides a mix of one, two and three-bedroom homes, with 77 homes at council social rent levels and 35 homes at London Living Rent which provides affordable accommodation for those on a lower income. 

The development also includes public facilities such an enterprise space, café, a nursery, and a community centre including a hub for our local housing team. At the centre of the scheme a new playable landscape improves connectivity between Harrow Road and the canal.

300 Harrow Road provides affordable, energy-efficient, family-sized homes which will benefit local people for years to come.

Households on the waiting list who live close to the new development have moved into council homes through a Local Lettings Plan, whilst London Living Rent provides high quality rented homes on stable tenancies, with rents based on a third of local household incomes.

Sustainable design for the future

As the council works towards being carbon neutral by 2030, our buildings at 300 Harrow Road will be designed with the highest environmental standards in mind.

The new buildings have excellent environmental credentials including:

  • dual-aspect homes to maximise light
  • solar panels and rainwater collection, creating local energy sources for residents
  • living roofs to reduce carbon emissions over the building’s lifetime

New green spaces create a sustainable and inviting place for local people to enjoy. We have done this by:

  • keeping as many existing trees as possible
  • planting new trees in the area to improve air quality
  • ensuring landscaping and plants improve the biodiversity of the area

A new nursery will provide a modern educational space suitable for children ages 0 to 5. We are currently in the process of looking for a provider for the space.

The new building includes:

  • flexible spaces, able to be separated for different age groups modern amenities for teachers and parents
  • indoor and outdoor spaces for both learning and play

The new community space will be up for 80 people and groups who used the previous centre will be able to return. The space includes a full commercial kitchen, modern audio-visual facilities and a facility for the local housing team. For more information email us at [email protected]

To ensure the development provides a wide range of benefits for the community, we have included places to work and relax in the new buildings.

There is a 6,400 square foot enterprise workspace, and we are currently in the process of appointing an operator. These workspaces will be available to let at 70% below market value rates.

The new canal-side landscaped area enhances the space next to Regent’s Canal to make it a more inviting place for people to come and relax.

The improvements include:

  • a path through Warwick Estate through to the canal
  • central play space open to all residents
  • new green space with trees and planting
  • an open design, addressing former issues with anti-social behaviour in the area
