The following works are currently in progress on the Avenue Gardens Estate:
- Full roof renewal.
- Drainage and guttering repairs.
- External repairs and decorations.
Please note that some of the work planned for Birch House was brought forward, and is now complete. The latest update on Birch House is here.
The site set up started in mid-July, with the first scaffold starting from 15 August 2022. Works are scheduled to complete to all blocks by November 2024.

External Repairs | Clean brickwork. Masonry pointing and brick repair where necessary. The removal of lichens and moss from walls. Fire upgrading works including door replacements, class Opaint to stairwells, fixing opening lights on walkways,signs to doors, sealing cavities and securing cablesabove means of escape. Repairs to hard landscaping to external areas and repairs to borders to planted areas and footpaths. In situ concrete repairs to parking bays. Sealing of redundant electricity and gas steel viewing hatch covers and insulating the walls where required. |
External Decorations | Redecoration of previously painted elements: Doors(tenant and communal only), frames, thresholds, walls. |
Windows | Ease and adjust windows and external doors across the block with replacement ironmongery to windows where required. |
Internal Areas | Re-decoration of previously painted surfaces. Thorough clean of concrete floor surfaces. |
Electrical Work | Electrical works including EICR, Emergency Lighting Certificate, Emergency Lighting installation pursuant to BS5266. |
Fire Safety Works | Fire Stopping: Landlord areas/ riser and service rooms.Fire doors: Replacement of damaged fire riser doors. Fire Signage: New directional signage to podium. Note – All items above to be cross-checked against identified in appendix 3 fire risk assessment – final proposals to be submitted to Client for agreement. |
Asbestos Works | Refurbishment and Demolition Asbestos Survey; Removal of all ACMs as recommended within the above report. |
