Gas appliances can be dangerous if they are in poor condition. We have a legal responsibility to service and inspect the gas appliances in your home every year to help keep you safe.
During COVID-19 our legal duties as a landlord have not changed. Current advice from the government is that we should make every effort to abide by existing gas safety regulations and take all reasonable steps to comply. Find out more gas safety advice (opens new window).
Where we have fitted a gas fire or gas hot water system our contractors will arrange an appointment to check each appliance in your home and will give you a copy of the gas check certificate.
It is a condition of your tenancy that this inspection and service is carried out and you must allow our contractors access to your home to carry out the work. We may have to take legal action to gain access to do the work.
If we contact you to make appointment for your annual gas and smoke alarm check, please tell us if your household has symptoms of coronavirus disease or are shielding, so we can assess and agree with you how we will safely carry out these checks now or at a later date.
If we are unable make an appointment with you - we will document all correspondence with you and our contractors, to ensure we remain compliant and make every effort to reschedule the checks as soon as possible
If you smell gas in your home call the free 24-hour national gas emergency number on 0800 111 999. You should do this whether the smell is inside or outside your property.
When you call you will be asked a series of questions. These are designed to build a picture of the reported gas escape or gas emergency.
Your answers will help the operator to identify the right gas safety advice for you. This may include:
- not turning electrical switches on or off
- opening doors and windows
- turning the gas off at the meter - unless the meter is located in the cellar/basement
- avoiding the use of naked flames.
