Project outline
Our contractor, United Living, is carrying out major works at Vale Royal House.
The scope of the work includes:
- Brickwork repairs.
- Replacement windows.
- Replacement of tenants’ front entrance doors, with an opt-in for leaseholders.
- Replacement of communal fire doors and utility doors.
- Communal repairs and decorations (including flooring).
- Replacing the lateral and rising mains (electrical supply).
- Lighting upgrade.
- In-flat ventilation works (renew extract grille &damper, install fire damper).
- Cleaning of extract ductwork, this includes replacement communal fans at roof level.
- Timber and metalwork repairs.
- External decorations (to previously painted surfaces).
- Waterproofing the podium area.
- Drainage repairs (including CCTV survey).
- Repairs to rainwater goods.
- New door entry system.
- Fire Risk Assessment (FRA) works.
- Concierge desk, CCTV monitoring station and welfare facility. Removed from the scope due to spatial restrictions.
- Replacement of suspended ceiling.
