Women's Pioneer Housing Association
A2Dominion
The main applicant must have a double bedroom even if they are a single parent.
Two same sex children can share a room up to the age of 13 after which time they are entitled to own room.
Two children of the opposite sex can share up to the age of 5 after which time they are entitled to their own room.
Central & Cecil
Central & Cecil only have one-bedroom and studio properties as they are providers of sheltered or supported accommodation.
Bedroom Standards
Bedsit / studio - 1 person only
One bed - single person or couple
Circle Anglia
Single adults can be offered bedsits or one bedroom units
Two adults living as a couple (whether as part of a larger household or not) will be offered one double bedroom unless there is medical evidence to support the need for separate bedrooms.
A single parent or couple with children will be offered one double bedroom plus sufficient bedrooms for the children
Children of the same sex will normally be expected to share except where there is an age gap of 5 years or more and the eldest is over 10, or there is medical evidence to support the need for a separate bedroom
Children of different sexes will be expected to share a bedroom unless the eldest is older than 7 or there is medical evidence to support the need for a separate bedroom
An adult carer, living full time and permanently in the household, caring for the tenant, will be expected to have their own single bedroom
Offers will take into account babies once they are born - not before.
Family Mosaic
- Any offer will assume a maximum occupancy of two people for any bedroom.
- A pregnancy will not be taken account of. Only when a child is born and a copy of the birth certificate is supplied will the application be amended.
- Children of the same sex are expected to share a bedroom unless there is an age gap of at least 10 years.
- Any child reaching the age of 18 will be entitled to their own single room.
- Children of the opposite sex will be expected to share a bedroom until one child reaches the age of 7. At this point the children will be eligible for separate bedrooms.
- Other adults accepted as a part of the household will be eligible for their own single bedroom.
- Children who are not biologically related or not siblings will be assessed in the same way as siblings.

Where an additional bedroom is required on the grounds of health, disability or care needs, this will be determined by recommendation from the Medical Advisor.

L & Q Threshold
The following minimum household/property size matches will apply:
- Single Person - Studio or one bedroom
- Couple - One bedroom
- Single persons not a couple, over 18 years, or couple where medical evidence supports need for separate bedrooms - 2 bedrooms (2-3 persons)
- Couple/single parent plus 1 child2 bedrooms (3 persons) Couple/single parent plus two children (same sex) - 2 bedrooms (4 persons)
- Couple/single parent plus 3 children3 bedrooms (5 persons)
Other factors which affect the size of the dwelling or rooms offered are:
- Single parent/couples are eligible for a double bedroom
- 2 children of the same sex or two children of different sexes under 10 years are eligible for a double bedroom
- 2 children of opposite sex over 10 years are eligible for a single bedroom each
- 2 children of the same sex where there is more than 10 years difference in age are eligible for separate bedrooms
Notting Hill Housing

Notting Hill Housing will add a bedroom where the medical adviser recommends this is essential.

Calculating number of bedrooms required
When allocating homes One Housing Group tries to ensure that the size of the property matches the size of the household as far as possible. For this purpose:
- a single person bedroom is at least 6 sq. metres
- a two person bedroom is at least 8.5 sq. metres
One Housing Group policy on calculating the number of bedrooms required is as follows:
- Every single adult to have their own single bedroom, except that a single parent is to have a double bedroom
- Every couple to share a double bedroom
- Two children of the same sex with an age gap of less than 8 years to share a double bedroom

Children are not expected to share a bedroom in the following circumstances.

Places for People
A single room should only be used by one person
A double room can be used by no more then two people
A separate bedroom is needed for:
- Each couple living together
- A parent in a single parent family
- Each child aged 10 or over who is sharing a bedroom with a child of the opposite sex
- Each single person aged 16 or over
Sanctuary
- Children of the same/opposite sex under the age of 8 will be allocated 1 bedroom to share
- Children of opposite sexes age 8 or over, will be allocated 1 bedroom each
- Children of the same sex age 8 or over, and under the age of 16 will be allocated 1 bedroom to share
- Children of the same sex, with a minimum of 8 years age gap between them, will be allocated 1 bedroom each
- Once a child reaches the age of 16, he or she is classed as an adult and should be allocated a separate bedroom.
- All of the above are restricted to a maximum of 2 children sharing a bedroom
- Parents will have a separate bedroom from their children
Servite
- Single applicant - beds or one bed flat
- Couple - one bed flat
- Children of the same sex will be expected to share a 2 person (double) bedroom until the first child is 16 years of age. However when the age difference between the children of the same sex is more than 5 years, they can be considered for separate bedrooms when the eldest child is 11 years or more.
- Children of the opposite sex will be expected to share a 2 person (double) bedroom until the first child is 10 years of age.

An adult member of a household (over 16) who is not part of a couple will not be expected to share a bedroom.

- Two children of the opposite sex where both are under 10 years - double bedroom
- Single bedroom - any other member of household except babies under 1 year old

Children of the same sex are expected to share a room. Where there is an age gap of more than 10 years, WECH will consider the family for the next size of accommodation, if available.
